- Schematic design: The general scope, conceptual design and the scale and relationship among the project components are established; primary objective is to arrive at a clearly defined design concept and to present it in a form that achieves the client's objectives.
- Design development: Size and character of the project are further refined and described; this includes design of architectural, structural, mechanical, and electrical systems, materials and other elements as may be appropriate.
- Construction documentation: Based on approved design development drawings, construction drawings are prepared. When the construction drawings are complete, the client will have sufficient documentation to secure contractor bids and obtain the required permits.

- Bidding and Negotiation Services: Bid or negotiated proposals are solicited, obtained, and analyzed and contracts awarded.
- Site administration: Architects track the progress of the work to ensure conformance to drawings and materials, review the results of construction tests and inspections, evaluate contractor requests for payment, handle requests for changes during construcion, administer the completion and closeout process for the owner.
